Buying in Spain involves more steps than at home. This is how we guide you through them · at every step you know what happens, what it costs and what you get from us.

Intake call

30 minutes · free and without obligation

We map out your wishes, budget and tax situation: permanent living, second home or (partly) rental? Based on that, we give honest advice on regions, price levels and feasibility.

You get: a clear search profile and our fee (2% of the purchase price) in writing, agreed upfront.

Search & shortlist

Ongoing · all of Spain

We actively search the full Spanish market: portals, our network of agents and developers, and homes that are not (yet) online. We pre-assess every candidate on price, condition, location and rental potential.

You get: a shortlist with an honest assessment per home, not an endless list of links.

Viewing trip

2 to 4 days · planned around your own trip

We plan the viewings efficiently around your stay. Demy or a trusted partner joins every appointment and gives you direct, independent feedback on the home, the neighbourhood and value for money.

You get: a realistic picture of the market in a few days, without sales talk.

Valuation, offer & negotiation

We negotiate for you

For the home of your choice we prepare an honest valuation based on reference sales. Then we negotiate price and conditions on your behalf · we work for you, not for the seller.

You get: a well-founded offer and a reservation or purchase contract you understand before you sign.

Legal, financing & notary

Everything handled in your own language

An independent Spanish lawyer performs the legal due diligence (ownership, charges, permits, licencia turística). We arrange your NIE number and Spanish bank account and guide the mortgage application (up to 70% for non-residents). The notary transfer can be done by power of attorney if you wish.

You get: a legally checked purchase without surprises afterwards.

Keys & aftercare

Your contact person after completion too

At the key handover we check the delivery and put utilities and insurance in your name. After that we remain available for rental, management and tax questions.

If nothing in our listings fits, we act as your buyer's agent and search the entire Spanish market, beyond our own listings. You then pay us directly, 2% of the purchase price, agreed upfront with no hidden fees. That way you know our advice is fully independent.

Frequently asked questions about buying a home in Spain

If you buy a home from our own listings, our guidance is completely free for you: the seller or developer pays us. If we search all of Spain as your buyer's agent, you pay 2% of the purchase price. Agreed upfront, no hidden fees.
Spanish banks typically finance 60 to 70% of the purchase price for non-residents, with at most around 35% of your gross monthly income going to total housing costs. So count on at least 30% own funds plus 10 to 14% buyer costs. Use our calculator to see your maximum budget instantly.
Count on 10 to 14% on top of the price, depending on region and property type: transfer tax (resale) or 10% VAT plus stamp duty (new build), plus notary, registration, lawyer and gestoría. We calculate this for you in advance.
Only with arras penitenciales: you then lose your deposit (usually 10%). If the seller withdraws, they must pay you double. We always include a financing clause, so you get your deposit back if the mortgage falls through.
Only for the viewing trip. Everything else, from NIE number and bank account to the notary transfer, can be arranged by power of attorney. We guide the whole process in your own language.
No. The property Golden Visa was abolished on 3 April 2025, so buying a home does not grant residency. As an EU citizen you do not need it: you can simply live in Spain. Stay more than 183 days per year and you become a tax resident.
