Self-build in Spain gives you the freedom to realise a home that matches your exact wishes, often for 20-30% less than comparable luxury new-builds. From the start of construction your villa is usually completed on the plot within 5 to 10 months. We guide you step by step, from plot selection to handover of keys.

Choose a plot

Urbanizable building land with valid permits, the right orientation and realistic construction costs per m².

Architect & permit

A Spanish architect designs the project, the municipality grants the licencia de obra (typically 6 to 9 months).

Contractor & build

Tender with several Spanish contractors, fixed-price contract with bank guarantee. The villa is typically finished on your plot within 5 to 10 months.

Handover & escritura

Final inspection, first occupancy permit (cédula de habitabilidad), and notarial deed.
